Greetings fellow New Englanders. I hope everyone is enjoying this crisp Saturday morning.

I am checking in to see recommendations on towns in the greater Boston area for investment purposes. I am looking for a single family house within a 10-15 miles radius of the city. When I say working-lower middle class, I am thinking of community with affordable housing (for Boston area), not crime ridden, and with decent public transport options.

In my mind, I think of places like Malden, Quincy as good candidates, but perhaps I am mistaken because I have not spent significant time there.

Your thoughts would be most appreciated.

I've been a Malden fan "forever," but recently there's been a string of shootings under shady circumstances which has me stepping back for a second look.
Moving more or less counterclockwise from the South Shore, these communities would fit the bill:
Halifax
Abington
Weymouth
Canton
Natick
Framingham
Maynard (maybe a tad bit far away)
Waltham
Billerica
Burlington
Woburn
Medford
Stoneham
Melrose
Lynn (sections thereof)
Winthrop

^ You should def add Saugus to that list. 10 miles from DT Boston. Very affordable. Low to almost zero crime. School system isn't the best though.
