I have yet to see a condo that makes sense in the WNY market. You pay HOA fees, and they are priced higher than many houses. I understand your purpose of not wanting something to look empty during the winter, but I know MANY retired couples who go to florida every winter and don't have a problem.
Winterize the house and check into an alarm system if you wish, a condo is going to cost more and be smaller than a house. I would buy a ranch in the suburbs, then contract all the maintenance out while you are gone. Or rent an apartment if you want to go that route.

Condo options seems to greatly limit the selections therefore we are considering to buy a less than 5 year old house.
We will have to subcontract snow removal while being away and install web accessible security cameras so that we can monitor the home and driveway condition from internet and call snow removal company if we see no removal in reasonable time.
I would definitely consider buying a property that was in the city on account of the substantially lower tax rates and it's the closest to Ontario that you'll get. There are some great deals to be had in the city and there are areas by the Peace Bridge that are up and coming. Since it is just two of you, you can get by with a small place.

you are absolutely right..between the high prop tax and the HOA's which in Amherst are like 350 a month, you'd have to be crazy to buy one..
