'Engines of redevelopment humming on the East Side' – and there's more on tap
By Jonathan D. Epstein | Published 1:59 p.m. January 7, 2019

After decades of neglect, more than $250 million in redevelopment projects are underway on Buffalo's East Side, with more planned or in the works.
...
The Buffalo Urban Development Corp., with funding from the Buffalo Billion, other state agencies and the city, is redeveloping 35 acres of the Northland Avenue Belt Line Corridor into a $120 million economic development hub, anchored by the Western New York Workforce Training Center and Buffalo Manufacturing Works.
...
Developers Stuart Alexander, Rhonda Ricks and SCG Development are spending $50 million to convert the vacant former Buffalo Forge Manufacturing Co. area at 490 Broadway into a new residential community, with 158 affordable apartments and retail space, and eventually town houses and single-family homes. The team broke ground in November.
...
People Inc. teamed up with developers Nick Sinatra and David Pawlik to construct the Jefferson Avenue Apartments at 1140 and 1166 Jefferson, with 89 affordable units and retail space as part of a $31 million project that will transform two entire city blocks. Construction kicked off in December.
...
Sinatra and Pawlik are also planning a new three-story office complex for nonprofits at 1200 Jefferson, with about 40,000 square feet of space just north of the People Inc. buildings, with at least "three premier tenants."
...
Northwest Bancorp opened a 3,000-square-foot branch at 1228 Jefferson on Jan. 2, as part of the "community benefits plan" that it unveiled when it agreed to buy 18 First Niagara Bank branches from KeyCorp.
...
Dr. Fadi Dagher's Cedarland Development snapped up several large properties in the Broadway-Fillmore area, seeking to bring new residential, office, retail and light industrial tenants to two vacant former department stores and an empty manufacturing building. And architect-turned-developer Karl Frizlen received approval for 30 apartment units at Jefferson and Northland avenues.

There are also multiple developments occurring east of Main and Amherst that didn't get mentioned, along with several affordable homes and apartments being built by churches and non-profits throughout the East Side.

Considering Buffalo has had an African American Mayor for 13 years this isn't all that surprising. I think he is always looking out for the African American community and its nice to see positive things happening there. The one thing I don't see is new employment opportunities for the African American community in this article. This article cites mostly retail and housing which the community certainly has been underserved by. I don't see 100's of new private sector jobs for African American youth which would be a major positive for the East Side.

Northland Workforce Training Center expands electrical lab space
By Jonathan D. Epstein | Published December 19, 2018
It's been open for less than four months, but the Western New York Workforce Training Center is already expanding.

The light-industrial training facility that opened in September on Buffalo's East Side plans to add more space at its current site to accommodate its two-year electrical program, taught by Erie Community College and Alfred State College.

"The project is anchored by the Workforce Training Center, which just opened in September. The purpose is to train workers from the surrounding neighborhoods and elsewhere in the city so they can take on various advanced manufacturing jobs at new companies. About 90 percent of the students are from the city, with about 60 percent minority and 40 percent women, officials said Tuesday. The average age of the students is 30, although it ranges up to 55."

What are the "new companies" they are referring to? I am not trying to be negative, I am looking for some private sector involvement that will hire the trainees from the Training Center. I think its great NYS is trying to help out Buffalo

"BUDC is leading the $120 million redevelopment of the 35-acre Northland campus, using state and local dollars to demolish or transform aging and abandoned buildings in a bid to create a light-industrial economic hub as part of Gov. Cuomo's Buffalo Billion initiative. The goal is to bring companies, jobs and investment to one of Buffalo's impoverished neighborhoods, while advancing the local manufacturing industry."

$120 Million is a huge deal for the East Side and long overdue. The East Side cannot be ignored if the city hopes to emerge from its decades long descent. Do you have any information about what companies are locating or plan to locate in the "light-industrial economic hub"?

It also will include Buffalo Manufacturing Works, Project Rainfall and other ventures, and is now being marketed for lease by Mancuso Business Development.
The manufacturing space is still in development. Start-Up NY incentives are being offered. I thought I read elsewhere that there were other companies lined up but I would have to look it up more.

What is Buffalo Manufacturing Works? I looked at their website and I am not quite sure exactly what they do. What is Project Rainfall? Is there any private sector involvement in this? Seems like massive tax breaks and NYS funds.

All public funds for low income apartments & work training programs for low income & criminals, not a even a penny of private investment says it all, Even if some wanted to invest in the East Side or most of Buffalo, they cant get a bank loan or no investors because the area and the land is worthless. Also the East Side Into Cheektowaga have very high cancer rates and the City & County don't want to talk about it. Google it Buffalo NY East side very high cancer rates , theirs tons & tons of stories on it,

I remember hearing or reading that it is a facility that private companies can use to demonstrate or train on the latest manufacturing systems and processes, and help improve their own processes. I believe there are several local companies that are using the facility, but they don't manufacture as such there.

Not sure what Rainfall is.

The manufacturing space is still being finished out, and is being made available for lease or purchase once ready. There are incentives to attract companies, otherwise what would be the point? I have only heard of one company so far that already is located in the area, but I don't remember the name. I think it was a box manufacturer.

As far as tax breaks, etc that's the name of the game in attracting and growing businesses in 99 percent of America.

By the way I was only trying to show that there are many positives on the East Side, not get wrapped deep into the how's what's and why.
