How much are you willing to pay per month for a house? What do you want for land? These are all major factors in where you're directed to look.

All towns within Chittenden County are within 45 minutes commute to Burlington. Maybe a bit longer from the more far out places during serious weather. Using the criteria to rent a house for $1400 may limit your choices as we have one of the nations tightest rental and housing markets. Other factors such as pets could even further complicate matters as well. Other factors such as how rural you want to be can also influence distance and price. All the towns in the area from my travels are pretty decent, but some of the housing options might not meet individual standards, taste, or cost.

Consider northern Addison County. I live in Vergennes, I can be in downtown B'town in about 35-40 mins. Properties are far less pricey once you cross the county line.
