You can expect....having to jump through hoops to get proper permits should the business require....high taxes on the proprty should you own it...you'll have plenty of applicants I am sure, but they'll expect 20 bucks an hour for a job that normally pays 10.00. To sum in up Vermont is no longer a "business friendly" state.

Contact the Burlington Planning and Zoning Department. It COULD be fairly easy if there is no "change of use" involved. If there is, it'll be a bit longer process involved including board hearings etc. DO NOT sign a lease of any sort until you talk to the proper permitting authority to make sure what you want to do would be allowed in that location.
Good luck!

One other thing to consider is if you will need to pay rent. The rent in Burlington is more expensive than surrounding towns. A freind of ours moved his buisiness to South Burlington on Williston Rd. The rent was half of what it was in Burlington and he gets more traffic.

Is South Burlington a developing area? I am looking at renting/leasing and price is a concern, but it's not the only factor. Though foot traffic is a great attraction!

What's the difference between Burlington and South Burlington?

Foot traffic for downtown. Car traffic for Williston Rd. Depends on the type of business.

Rents are very high in the downtown area of Burlington. There is more foot traffic though. South Burlington is a seperate town from Burlington. It is large, somewhat spread out and developed. Williston Rd and Shelburne Rd are very developed and have heavy auto traffic. The rents are more affordable than downtown Burlington. In all honesty it is easier to shop in South Burlington. To shop downtown you need to find a spot to park or you need to park in a garage and walk to the store you want. Traffic can be heavy in South Burlington, but you can get in and get out twice as fast as downtown.
