looks like you need affluent folks.
During times of economic weakness, discretionary $ is not easy to part with.
I would be leery of competition from rising internet sales in your line of work.
I would choose a state with low business and income taxes, and for starting out, low housing costs (tho that is contrary to your business model).
The idea of getting a residence in a mixed use zone (above retail) is a good idea. Dogs and cats and birds will have to 'adapt', as you really need to focus on being successful at your JOB. I was surprised how many folks had dogs and cats in Spain and Singapore where we lived in apartments ... I'm a farm kid, my dog has never seen a fence, but I see them living in RV's all the time, so... it must work for some.
