Hello! We are a young family (w/ a 1y/o and 4y/o) currently living in the bay area. Me and my husband are tired of the "rat race"... spending so much money on rent for a house that looks directly into our neighbors yard, traffic, people, etc... etc... We want LAND and we want to own it and build on it. We want our boys to grow up in the woods and be able to roam freely (as they get older, obviously). We want to live somewhere where everyone knows each other.

I own a small Internet-based business and my husband has his California state contractors license, as well as remote contract work available to him, so we are not terribly concerned about jobs as long as we can get Internet access.

We are looking to purchase a piece of property at least 2-3 acres and pay it off in the next 5 years or so while continuing to live and work in the bay. We'd like to spend no more than around 20-30k on the land itself. We've found some very north just shy of the oregon border in Siskiyou county, but I'd like to know all of our options. Is there anywhere else I should be looking?

The most important things to us for the area are:
Good hunting and fishing nearby
Fertile land for growing
Good community for our family to belong to

Schools aren't huge as I can homeschool, if need be
Weather... we'd prefer not too hot and not too much snow, but we know we may have to compromise here.

My husbands family had a cabin in shingletown, east of redding, when he was growing up and that's his "ideal". We love the sierra foothills, but are afraid it's just out of our price range.

We're planning a road trip for the fall (hopefully before it starts snowing) to check some different areas out... so any other ideas for me? TIA!

You might try around Portola or Blairsden. Fishing in Lake Davis, and plenty of hunting in Nevada and Reno is only about an hour away.

North California is the size of Ohio with less than a million people. Your possibilites are endless, From Cedarville to Crescent City. From Jenner to Loyalton. Find where you want to be, then go there.

You have a better chance of finding and financing a home on land you like these days. With a home, the "infrastructure" is already in place (well, septic, power, and maybe most importantly building permit fees) and you might even find a bank to loan you the money to make the purchase as opposed to having to find a seller of land that is willing to finance your purchase.

If you're 5 years away from moving, you probably can find a less than wonderful home that you can improve on over time.

I guess it was about a year ago i saw on Craigslist small acreage close to Whiskeytown lake, but it was 65k.

I very seldom ever see an acre for 10k anymore. Land is really expensive now a days.

You used to be able to buy land along the Klamath River fairly reasonable price. I don't know about now.
