A luxury condo-house is selling for 625k in Bakersfield!
300+ hoa fees, but you get decent amenities.
625k gets you a shack in East Sacramento. This is a steal.

Many will say and throw out that sprawl crap, but people with money love that and want to be away from dense medium and high density neighborhoods.

I believe that part of friant is still part of Clovis Unified which also can and will keep the prices higher due to being in that school district.

Dont know if high end shopping can sustain even there though. I think the limited amount of higher end brands currently in riverpark and figarden village is already pushing it just based on the fresno county demographics, but you never know in the future

Rich people from the coast drive to Fresno to save a few grand on their 150k Land Rover all the time.

There's too much money in sprawl. it's not going away any time soon.

As for luxury goods, you don't have to go after Fresnans to make it work. There's plenty of tourist money driving and flying into the area nowadays. Go after them. they're who you try to entice.
Or just say screw it and go all the way with it and turn Friant into a miniature Palm Springs or Buckhead in Atlanta but with a picturesque Lake Millerton right next to it. Get a couple more upscale hotels built out there all with large pools ala Vegas style.. add in the shopping and then a few good restaurants, lounges, and yes a couple of nightclubs too.. Now you're cooking with fire and is on to something potentially big 5-10 years down the line. Friant could become anything it wants if there was a big vision and mapped out plan working

They're building a large luxury 55+ community in friant for their next project. County approved it last year.
I'm normally against bringing in more old, geezer types into Fresno, but I don't think this will be a terrible project. Most people will be retired or semi-retired, so that will limit traffic onto the hilly roads. And it'll hopefully bring in some more wealth into the area.
The area south of friant needs to be considered for development, too. Plenty of land there to lux up.
They're already building 100 mansions there at ventana hills(just south of friant)

Ventana hills= 20 minutes to Fresno State
Sub 30 mins to the airport
Sub 40 mins to shaver lake(5500 feet elevation)
Sub 10 mins to millerton Lake
Great location

For perspective(evening traffic)
Downtown Sacramento(aka the proximity king) to the airport = 13 minutes
To Davis = about 20 mins
To placerville = about 40 mins
To Folsom lake = over 30 mins

Small hotel construction has begun in downtown Fresno.
And Fresno leftist aren't happy. They Say the design is too small and ugly. Uhm, it's the post covid world, take what you can get is what I say.
The design is very generic, true, but I don't find it ugly. It just looks like a bigger version of the new hotel in Clovis.
Now the Visalia Marriott, that's ugly to me. That thing screams cheap 70s/80s designing.
Article
https://thebusinessjournal.com/downt...me-for-fresno/

“As I understand it, about 16 years ago, my city manager, Georgeann White, who was then a chief of staff, stood right here on a groundbreaking for another hotel that did not materialize,” Dyer said. “We are not going to have the same problem here on this project because I know it is going to come to fruition

The hotel sits on 90,000 square feet of space and will include 144 rooms, five floors, a conference room and a swimming pool, and will provide full-service amenities including food, beverage, catering and coffee.

“Soon, we’ll see a lot more businesses and restaurants popping up on Fulton Street,” Arias said about revitalization. “Then, we’ll have our high-speed rail station that will connect the whole state to the city of Fresno.”

Arias previewed a future for Fresno, including 20-story hotel buildings once the city is directly connected by the high-speed rail station

Read an article that said that Fresno area school districts are some of the most improved school districts in the state. Much of the state is seeing declines in public school education, but Fresno is one of the few bucking that trend. You're seeing improved test scores and graduation rates every year. It's been happening for a while, too.

The new Marriott in Clovis. Fresnos version will be a larger and fancier version of this.

Cute remodel sells for 400k
You used to be able to find nice remodels for 300k and even 200k not long ago, but those days seem to be gone. 400k is the new starter price in Fresno.

Fresno gets a mention on zumper.
Don't take the list too seriously. I've heard it's not the most accurate and comprehensive of lists
https://www.zumper.com/blog/rental-price-data/

Fresno, CA and Tulsa, OK have seen especially fast price hikes: Fresno’s one-bedroom median is up 40 percent year-over-year and Tulsa’s is up 38.9 percent.

At $1,540, Fresno’s one-bedroom median is 40 percent higher than the same time last year—the biggest increase in the country. As cities like San Francisco, Los Angeles and Sacramento lose population, Fresno has seen a gradual but steady population increase. Some new residents were drawn to California’s fifth-largest city from more-expensive cities along the Pacific Coast, a trend that intensified during the pandemic. But this pattern actually predates the pandemic. Amazon opened a Fresno warehouse in 2019, bringing thousands of jobs to the area; earlier this year, Amazon announced an additional warehouse that will bring more than 500 jobs.

The number of relocations to Fresno has inspired investors to take over existing properties and increase asking prices. This isn’t strictly good news for Fresno, which is the poorest major city in California. Current residents—a majority of whom are minorities—are facing an affordability crisis and growing inequalities in housing opportunities.

Sacramento is #24 on the list.
In between Honolulu and Austin (hi, chim)

Any more info on that 55+ community. I only have seen those in affluent cities. So that is a big deal if it really is a luxury single family 55+ community. Even bigger deal if its a Sun City. But knowing Fresno county I bet they made a deal with one of the current developers who have been filling pockets of local gov officials LOL i kid.

If a 55+ community does get put up there, then I assume they have plans to make sure there are commercial stuff close by for those retired folks as it would be a big inconvenience or them to drive down to NE fresno all the time.

I heard it's not coming with many amenities. People will be bussed to amenities to limit driving. Shopping centers need lots of people to work. I don't think there's enough people in friant to support most types of shopping. The area will need to be filled out before you see grocery stores, etc.

Granville is most likely behind it, but it'd be nice if an outside builder like toll brothers created it.
