Good Luck with the Sale. It's a little out of my price range, and I don't think I could afford the Flood Insurance either. A house at this price point deserves a better photographer.

The flood insurance is approx $10k and I think the deductible is $100k. We bought it last year with the intention of razing it to build an elevated home. Close to Ft. Moultrie. This is the realtor's only listing and she hasn't been able to move it in five months.

Five Loaves ... any suggestions?

This is perhaps the worst time of year to sell a house. If this hasn't sold in the past 5 months -- it probably won't sell in the next 2 months. My suggestion would be a new listing in February, with fresh photos. Maybe cast a wider net....listing it in the Charlotte or Columbia Newspapers ??

Have you had any showings at all ?? Any feedback from the Lookers ??

It's really a tear down, though you could live in it while you design the new home. We lived in it but it's small and not updated at all. It's very difficult to show...24 hours notice (for a vacant home) and no open houses, etc. Not sure who put those restrictions in place. I agree that a new realtor would be priority #1.

Oh wow. I would have a lot of suggestions. If you are expecting a million dollar sale, you need a million dollar listing.


I would spend some money on:

1.) Staging the home for a photographer and having the home professionally cleaned. In those photos, the inside of the home looks like an abandoned 1980's-era time share.
2.) Hire a very good real estate photographer. Like FiveLoaves pointed out, a home at that price point deserves better photos. In this day and age, pictures are everything. Not only pictures, but video. Aerial drone footage. The pros know how to make this happen.
3.) Improve the landscaping. Maybe it's just the one picture, but it makes it look like an overgrown yard.

The listing is terrible and looks like it was thrown together by an amateur home seller with an iPhone. You live in the hottest real estate market on planet Earth. The days on the market for that house should be about a week.

Time for a new realtor!

Thanks, GroceryGuySC. When we purchased it we were competing with a local builder who was offering cash with no contingencies so we had to outbid them. Again, we were looking long-term. I think the asking price is dictated by what we paid and the commissions we will have to pay so anything less than the current asking price means a financial loss. It's likely only worth what we paid so a builder or someone with access to a design builder would be the best option.

Why are there showing restrictions on a vacant home?

It's not appropriate for me to comment on another Realtor's listing, but you should have a say in how it's being marketed. I might add that if it's potentially a tear-down, then it could also be listed under the vacant land category.
