Looking for a rental house for $1,000 or under in Matthews, Mint Hill, Charlotte (SAFE parts of 28211 and 28277) or possibly Stallings or Indian Trail.

We have poured through Craigslist, ebay classifieds, Charlotte Observer classifieds, property management sites, etc.

I know we may be asking the impossible, but thought I'd ask anyone here to keep their eyes open if you see a sign in your neighborhood or a neighborhood you would recommend, could you let me know? We don't have perfect credit, but have great rental references and are working to save for a down payment while we figure out where to live long term in the area (moved here 2 1/2 months ago). We always leave things better than we found them and my husband is quite handy. My husband is employed full time and I work from home part time and homeschool our son.

We just want a safe neighborhood for our family (8 year old son and hoping to start doing foster care sometime next year). We don't need perfect, but a well maintained home with neighbors who maintain theirs in decent condition would be wonderful. (Boy have we seen a lot of poorly maintained homes and neighborhoods in our search!)

Looking for:
- 3+ bedroom
- 1.5+ bath (preferably 2)
- Fenced yard (or landlord willing to let us fence part of it) for our 30-35 pound pup (non-vicious breed mutt and cute as all get-out) who will be crate trained and put in her crate when we leave the home so she's not free to chew or mess anything up!
- Within 15-25 minute commute of downtown Matthews
- 1 year lease minimum

Now, if you're compelled to tell me I'm crazy because I'm asking too much, please just do so kindly!

have you checked rentals.com?

they seem to show a lot of decent homes in that range. Maybe this one isn't a safe area?
I am not familiar with that side of CLT

Take "Southpark" out of your search - you won't get there in your price range.

Check you messages for links to some places I found for you

They are all of the TR Lawing website. One says "no pets" but you might be able to get them to change their minds if you present a good case for you particular dog.

I live in 28226 which is a reasonably safe and clean part of town, and sometimes see rentals under $1000 here. When you are fixed in price, be flexible elsewhere. Expand your search area a little, be less particular about what kind of house it is or how old it is.

And a word of advice from a landlord. When you find a rental that will work for you - don't nitpick the owner asking for updates. Just say yes or no. People that ask for changes before moving in, creates a bad impression... the owner will wonder if he'll constantly be accomodating the tenants over fussy things.

The problem is that any house in that area will have a tax bill on it of 3 to 5 k a year. If they rent it for 12 k a year and then have to pay 5 k of that for taxes the remaining 7 k will then have to pay for the insurance, up keep. etc etc and the person who owns it will end up with only 2 or 3 k in his pocket at the end of the year...NO WAY thats going to happen.
