We are looking at buying up a lot to build a new home in Indian Trail. The agent on duty said the prices are non-negotiable since demand is so high. They are offering a few incentives (builder upgrades, closing costs if you use their mortgage broker, etc) but she was insistent that due to the high demand of houses they did not have to negotiate on prices Is this true?

Probably is true, but you can always try.

They might have the option of saying no ... but so do you.

The builders aren't doing as well as they say they are - although I'm sure they aren't struggling either. If its a good value, jump. If not - tell them what you'd be willing to pay. If they don't like it - go elsewhere.

Oversimplifying a little, but they'll start negotiating by dropping prices or including more upgrades as soon as we stop buying from them in the numbers they are expecting.

I agree- my builder has the same high demand, but I at least got $5K off by saying I wanted last months price vs. the price increase this month. Most often than not they'll take the willing customer and probably squeeze the extra out of you elsewhere

Tell them your going to go through "Inest" then. You get 1% of the sale back. I am sure they are paying "Inest" more than that. Probably 3% actually. So, tell them, you will take the 2% and they save 1%

You ca nnegotiate all you want. If you are not using a Realtor ask them to knock of the 3%. Most will.

I didn't try that one. You should have told me. Yeah inest is making 2% I get 1%.
