We don't live in The Point, but do live off Brawley,but only about 1/2 mile past the intersection with Williamson near Mallard Head.

Can't comment really about HOA rules, but could imagine that ,considering what people are paying, they will be strict, and am sure that there are some threads already on here regarding them.

I can say that we are happy with Lake Norman High School even though we had some concerns before we moved here due to reading posts on here re all the kids turning up in BMs/Mercs etc.
It's not like that at all.Sure there are some flashy cars in the student car lot, but no more than most I expect.
Advantage is many kids are new to the area and looking to make friends too. Our son found the HUGE transition painless, and he is not super confident or academic.

I think it's important for people to understand that, just because you want a decent size house and to be near/have access to the lake, you don't have to be in "The Point"

I too would feel a little isolated I think and prefer being closer to everything nearer to 150 and 77.

At the moment you can get a decent size NICE house on a decent lot with community lake access/pool and maybe a deeded dock for $300-400 K,in fact there was a home sold recently off Langtree that had a deeded dock,3000 sq ft,1/3 acre and comm pool for $235,000.

Of course I realise that some people want to spend more to get other things like community golf and tennis but I would certainly be doing my own comps for any house I was thinking of buying and not relying on the REA to tell me what was a good price.
There are a lot of foreclosures around (though not sas many as some areas)plus a lot of REAs that are struggling and with no sign of any immediate recovery in the market I think I would be VERY careful not to overpay. Just my opinion after recent experiences of trying to sell with a REA, seeing BIG variations in asking prices on a street/in a SD and looking at how few homes and which homes are actually selling.


SORRY-just saw your other post saying your budget is around $1 mil.

I lived there for one year...
There's a lot of money, so people definitely take care of their yards, etc. and worry about the look of the neighborhood. I don't know that you'll get a letter for a football in the yard, but I never go the "overly friendly" impression from the neighbors we had.

You didn't ask, but I should say this — most houses there, I believe, require you to buy a sports or golf membership that has quite expensive monthly dues. You are required to spend a certain amount each month at the restaurant or other amenities with the membership, as well. When you move, try to include your membership with the house deal — there is a waiting list to sell it outright that is dozens of names long. A friend of ours has been on the list for more than two years and has only moved up 3 spots on the list. In the meantime, they continue to pay thousands per month in dues for a club they no longer live near. Something to consider as it is a major source of stress for many people there. Get more information about the membership requirements, dues, selling options, etc. before you buy.

Also, commute times to uptown Charlotte can be a nightmare, especially with the current construction on Brawley. My longest time from uptown to The Point at 5:30 was 2.5 hours. Average was an hour.

Just some information to consider...

The OP might be happier over on the Denver side of the Lake or maybe up in Sherrills Ford or maybe down on the South end Lake Wylie.

I noticed in your other post that you were also considering The Peninsula. If you like that area but are concerned with the HOA rules there are homes/lots on Jetton Road (waterfront and in your price range) that are not actually part of The Peninsula. Perhaps something like that would fit your needs more??
