What are you thoughts on builders - Pulte vs toll brothers? Which homes give you best value for your money? Any other builders worth looking who build houses starting 400 plus to 700k?

Buy an existing home in an established neighborhood with a good school district.

Depending on where you are looking to buy - in your price range $400 - $700 you can get a very good deal right now. (On a 'newer' home in a great established neighborhood). You can buy an existing home for less than the cost to build a new home right now.

If you buy a new home in a new construction neighborhood and you have to sell in the next 5-10 years (or more) you will likely have alot of competition. (Most new home developments are surrounded by alot of vacant land that is available for even more new construction in the years to come).

If you are considering existing home then try south park, Myers Park. Close to city, good school district and beautiful homes.

For the kind of money listed in the OP, I'd be looking for a custom builder. That would seem like a little much for a tract builder especially these days.
