I totally like Union County. It's my kind of setting. All farmlands and woods.

But I started thinking..

I want to build a house obviously it would be in community but now im starting to think if i buy a pre owned house I should be able to get more for my money and more land. What does everything else think about this? I should be able to get give a lower offer and get accepted because people want to build new and pre owends are sitting on the lot correct?

i agree 100%! Buy an older home and soup it up! You'll get the land you want. In my opinion, much more bang for your buck. That's exactly what I'll be doing next year when I sell my "newer" home in South Charlotte next year!!

So did you go to Brook Valley and see the homes there? Did you like the Westport Homes? I think you would definately get a bigger piece of land if you bought a pre-owned home, but the brand new homes are so nice .

I did and they were very nice. But when I though about it. Its was a little more than I wanted to pay. I think they are worth every penny but It would just put me an akward position to spend that much right now.

Also When putting an offer on a home how much less do you offer?

10 or 20K?

Does anyone offer 90% or even 85%? Because of the way the market is?

Well everything is nego. Put the offer in they will either laugh at you or counter. The key with the first offer is to get them hooked.

You can offer whatever you want, When I was a Realtor and I had to write investor contracts they would make me write these unheard of ridiculous offers and it was embarrasing. Go for it they'll either ignore or counter offer.

I know what your saying. Every now and then one bites and you have a deal. You just never know someone elses motivation.

I think you'll get a lot of great value, space, and home. So many nice non-new-homes are getting overlooked. I think you'll be in the "cat-bird" seat so to speak.
