It isn't easy to think of any true negatives to Dilworth. It is pricey of course, since it is such a desirable location... so anyone seriously considering Dilworth could also evaluate other sought-after neighborhoods in the city.

I would weigh the factor that Dilworth is not generally convenient to the light rail, or truly within walking distance to uptown. If you *like* a 30-40 minute walk, of course you *can* do it - but it just is not a practical idea in all kinds of weather year-round.

Traffic on East Blvd is a nightmare... but can be avoided (grid system roads in Dilworth, choosing best time, etc).

Good mix of older, traditional neighborhoods with beautiful overgrown trees, tons of character, and plenty of tear downs that have been replaced with monsters that eat up most of the lawn. Great mix of people, some good local owned shops and restaurants as well as a few chains, quick drive to Southend if you don’t like a very long walk, close to freedom park, quick commute to uptown, close to 77 to get out of town.
As others said, it is expensive. But it really is a great part of town, just has a nice “community” feel with a lot of buzz, in my opinion.

Beautiful area, great character & walkability.

If you are planning to send you kids to any of the big private schools it would be a long, painful daily drive especially if you had to do a return drive back to Dilworth.

You can have a beautiful new house with a shack nextdoor that needs to be torn down.

Also, Dilworth elementary seems to be a fine school but it feeds to Sedgefield Middle, in some areas, which has 15% proficiency rate in Math and Reading.

Beautiful are. The only downside I could think of is the giant mature oaks are aging and starting to fall over a good amount in storms and crush things.
