Hi all, we have been here for 6 months now and have seen the area well enough. I am more inclined towards to cabarus and union county, but just had a question about this community called Arbor Hills located on i-85 exit 46. Anyone have anything good or bad about this.

1. I know it is Mck schools and the location of this school is bad, as it has trailers. But i am looking at this as a investment property.

2. Being in university location how is the crime here.

3. I dont see much appreciation in the homes here, is it because there are foreclosed homes in this location, which is brining down others as well ?

Could you elaborate. What type of investment property?? Rental? The neighborhood is relatively new 2-3 years and I THOUGHT most of the homes were in the 225k+ range.

We've had this discussion on the board before but I would be a little miffed to find that a subdivison that I'd bought into for 225+ was attractive to people looking for rental investment property.

I would say that you are wrong about the schools for this neighborhood. They are all fine, and whether they have trailers or not has nothing to do with them being good schools. Even the best of the best schools in Charlotte have trailers! That area around Mallard Creek is very nice. It is also convenient if you work in the I85 corridor.

Wouldn't that be zoned for the brand new Mallard Creek High that just opened this year? I would think that would be a fine school.

Not all...but almost all schools in Char-Meck have trailers due to overcrowding. That is not uncommon at all.

Not only would I be "miffed" but I would also be confused. If in fact the houses are valued at $200 plus how would you be able to afford renting to no less than 3 families (as in triplex)?

I live just down the road off Prosperity Church. The area is wonderful, been here 10 years. Mallard Creek Elementary has trailers, great school, new principal coming in, last principal has been there about 4 or 5 years. Alexander Middle ??? it's okay, but a new middle school off of Ridge Road opening 2009. Love Mallard Creek HS, both of my boys are there. Crime is average, it's like any other area, you need to be aware of your surroundings. It is a new area, just behind the Trader Joe's. Our home has appreciated $40K, and it's less than 2000 sf, but almost 1/2 acre lot. I too would be suprised at the possible rentals in the price range.
