Double Question: Firing Realtor and Flat Fee Listing

Stephen, having sold real estate as a broker . . . (years ago) . . . you really do not know how much work goes into selling a house. Yes, as I said b/f - you can do it yourself! But it is NOT a snap and I am not talking about marketing. I am talking about time wasted w/ unqualified "looky loos," setting appointments, fielding calls, getting in the WAY of the sale b/c you are representing yourself, writing up an offer, knowing how to negotiate, legal language, etc.
That doesn't mean you can't go it alone! But to minimize what services a good realtor can provide . . . you have to stop and think - if the process is so easy alone, then why do most people NOT go it alone?
Dealing w/ the aggravations (and legal language challenges) are enuff to make most people reconsider. As Loves said . . . the best thing right now may be to just take the house off the market for a while. This was good advice. If you don't want to take it, then no use to diss those who have tried to give you some valuable insight.
This is precisely why I won't show "limited service" listings (ie. flat fee/budget listing services) to my Buyers. I want to work with other professionals. It's just not worth the extra work and risks (both for me or my Buyers). And I guess I must not be the only agent that thinks this way, because top agents always outsell the discount agencies.
My advice. Fire the agent and get one that knows how to deal with a declining market.
I just wanted to point out that this also break all sorts of Antitrust laws. Should you say this in the real world out loud you could end up having your license revoked.
