How do the taxes in union county work? Do you hav city taxes? DO you have county taxes? what are the ranges fot the fees of the housing devolpments?

Although we have a Monroe address, we live outside of city limits or "out in the county" thus, we only pay county taxes.

Is it possible to have a city tax and a county tax depending on where you live then?

If you live in the city of Monroe you will pay Monroe City Tax and Union County Tax. The Homeowner's fees vary from one community to another usually based on ammenities.

Yes. Some areas have county only taxes, and some also have a municipal tax as well. I live in a community that has county only taxes, even though mailing address is Waxhaw. But other properties within the Waxhaw town limits would be subject to both.

What is considered ammenities? Pools club house ect? what about trash pick up?

Now how do they base the tax rate? Where I am curretnly they have a mill rate. I forget what are mill rate is off hand. still here for a dinky less then one thouand sqaure foot house we are paying about 3300 per year on taxes. Houses in our area are going for about 180k some our size have even gone for 200k.

If you live in a unincorporated area, you may have to pay for your own garbage, you will pay the county taxes & you may then added to that have to pay police & fire taxes (those are noramally in the city taxes).

For instance I am buying in Charlotte, but it is not the city of Charlotte.

Mecklenburg County is 0.8189, City of Charlotte is .4586 Total is then 1.2775

As i am not in Charlotte city I will pay .8189 +Approx .19 for Police/Fire making my tax rate 1.01, in time this will be annexed at the earliest 2009.

One other factor to lookinto in any devlopment see where the water & sewer are coming from, if you are using for instance Monroe utilites that may be anned in future.

We are looking at homes in Union County, Waxhaw/Marvin area on 350k my taxes will be 2000 a year.....We will be just paying county taxes we wont be paying county+City which would be more...we looked at another development and the homes were 400k the taxes were going to be 3500k because we were going to pay both taxes....

It does get very confused...
