Would you buy a 400k+ home in a small town (Land area: 2.51 square miles) that has a free standing homeless shelter. Basically asking if this would detour from its desirability?

It has to have an impact on desirability, by how much is probably depends on many other factors. Is it a long term shelter where people have beds for extended time and come and go as they need or is it just overnight which means they have to get in line every night.... so every morning and afternoon you will have a large number of homeless concentrated on the streets. If so where is located within the town are you doing to drive through there every day .my only experience with that was in San Francisco and after a while it gets annoying to be asked for money every 5 minutes while you doing your errands. If location is out of the way then its out of site out if mind type of thing. But no I probably wound not spend 400k on a house near shelter as that budget should allow to buy something else. Than again it just may be my own prejudice as SF has a bad homeless problem from which I now have PTSD lol

Not unless the home was clearly under priced. As mentioned above, it get's old being asked for money every day. There's also an element of crime, drug use and mental issues in that segment.

Depends on how visible the shelter is, and how foot-accessible the house would be form the shelter. But yes, it would have to have a negative impact on desirability, especially if one has school-age children.

I think a little more context would be helpful: La Grange Plan Commission recommends homeless center plan - The Doings La Grange

The homeless are already here in this community. Frankly, this shelters's location is in a part of town that is not very desirable as it is. I think this shelter would do more help than harm to La Grange.

Yes, but the details matter. They are not setting up shop near your house. They are in a spot that was already blighted. The current BEDS setup has the homeless staying at churches in the core part of town. If that hasn't impacted prices, this shouldn't.

Lol details do matter. Given the location of shelter its in no way will affect property value/desirability of a house. There isn't that much "new" damage that will be done to Ogden /east ave area .

There is a PADs office in Wheaton, and some homeless people go there. Its set out of the way and does not impact things much. There are probably other group homes hiding in plain sight too but we don't much hear about them.
