We are relocating from southern NH (basically Boston rural suburb). My husband's job will be in the western side of Hoffman Estates/Dundee. We've lived in NH, IA, and GA and I will say NH has very high property taxes, but no state income tax, so that combo in IL is a little hard to digest. We'd like to be within 30-45 min max of husband's office. 260k max price range, min 3 bedroom. Yard is most important...big with trees! Not really into cookie cutter neighborhoods with no trees. We have one child going into 3rd grade, so schools are also important. Really looking for advice on ideal neighborhoods that might fit our needs. Thanks in advance!

Illinois actually has the second highest property taxes in the nation and we also have income taxes. I would look at Crystal Lake, Cary, Fox River Grove, Oakwood Hills, Wayne, and St Charles. You can get nice sized home within your budget, schools are good, a reasonable distance from work, and they're not cookie cutter areas and have a lot of trees and homes with big lots. There are some cookie cutter areas in Crystal Lake (in southern Crystal Lake close to Lake In the Hills), but there are many parts of Crystal Lake that aren't cookie cutter areas.

St Charles is nice, but too far...I would look into Schaumburg, good schools and you can find a house within your budget..

West Chicago, but the part that falls into STC's school district.

St Charles is only about a 25 minute drive from the area you will be working in and Wayne and West Chicago are even closer. Make sure that if you decide to buy in Wayne or West Chicago to look in the parts that are in the St Charles school district.

South Elgin/that random part of Elgin that is in STC's district could work too. Does any random pockets of Bartlett fall into STC's school district? That could be another place to look as well.

Gilberts/Elgin. Pulte group completed a huge project in Gilberts, which they are selling $100k below their initial offering and its pretty close to Hoffman Estates.

No, but Bartlett schools aren't bad either.

Bartlett's schools are okay, but if given the choice between living in Wayne/West Chicago and the extra five-ten minute commute while living in the St. Charles school district, I would pick the extra commuting time. Wayne also has character, which, in my opinion, Bartlett lacks.

Ultimately, I think eastern South Elgin, Wayne (STC schools), or northern unincorporated STC (Valley View), could be a good fit!

I would look into St.Charles area first,because it fits your criteria to a tee.
