I think what's happening here is that more thirtysomething households are trying to move to SFHs out of apartments and condos, not the kind of gangbusters population growth you're seeing elsewhere which is what pushes up the national statistic.

Yes, there's more millennials reaching home-buying age than boomers/older Gen X downsizing, and the pandemic seems to have delayed them further from putting their home on the market.
