depends on where. if it was in st.louis in one of those beautiful homes across from forest park, you bet i would live there!

no, i don't think so. it will draw 10x the amount of people that would normally go by a house not by a park. People who don't even live around there will go to the park for sporting events or what not and if you have an attractive house, car, or child (pedophiles) then I would beware! No, I'll never live by a park.

Completely depends on the details. I know is this were a desirable Eastern DuPage / West Cook suburb I personally have seen such homes command a premium of 10%+.

I have also seen similar situations in Naperville, Glen Ellyn , Wheaton and Lisle where there is AT LEAST that much of premium.

Conversely I could imagine that if the suburb in question is not as desirable, and the park is also ringed with rental properties / multi-family and things like brightly light sports courts (tennis, handball, basketball -- does not really make a difference) the glare/noise/ late nights would be an issue.

Details!

It would be KEY to describing the KIND of activities that the park is "programmed" for -- tot lots and Saturaday morning soccer are very different than Middle School marching band!!

Yes, I would prefer to live across from a park, assuming that it's not run by thugs and lowlifes. I go crazy if I can't leave the house and be among people, and I get bored when it's too quiet. Also great for the kids. I always consider it a major plus when I am real estate shopping.

chet brings up a good point, a lot of times those big bright lights stay on late at night. or even if it is 7pm and you're trying to watch a movie you might have to close the blinds due to the bright lights coming into your living room windows. also, ajoolotl brings up a good point as well. Living by a park, that close, would be great for the kids provided it is a safe area.
