The parts in Lake View and Buena Park are fairly lively.

Central heating, meaning its not radiator heat, therefore its GAS,
and the unit has its own meter. Who in their right mind would pay for someone else's heat when you can control it with a thermostat?
The reason heat is included in radiator buildings is because there is a giant boiler room and heat cannot be divided up and charged, you also
have no control over how hot or cold the place, aside from using
a space heater or opening a window.

Rogers Park has Armadillo Pillow a very nice used bookstore on sheridan road which is across the street from a Starbucks,
and there is the 400 movie theatre. Rogers Park doesnt have everything that Lincoln Square does but it has a beach which Lincoln Square most certainly does not.

In August every year there is the Glenwood Arts Festival
which is held on glenwood and morse and is awesome.
Nice local theatres to check out live plays and shows.
Dukes is one of the best bars in the city and has live music
as does the Red Line Tap. Rogers Park has a very active community
locally, and its events grow each year, there is now
a Farmers Market on Glenwood in between Morse and Lunt
held every week in the summer on sundays
and some odd days in the winter fall and spring

Rogers Park has more than meets the eye,
if you make the move I dont think you will be sorry
and you will likely be pleasantly surprised.
Its not perfect, but perfect is boring.

Its pretty lively by the 400 theatre and Starbucks on Sheridan.
Plus you have the lakefront and beach.
Morse is starting to be a happening place and
glenwood on the west side of the tracks is cool too.
Its true that you dont have the density with
the commercial spots as you do like in lincoln square.
Except for Clark, and yeah its mainly Latino.
I think that will change slowly over the years.

Its a very different scene, and some people
may get culture shock because they are so afraid
or just stuck hanging out in one part of the city.

I really cant think of another place Id rather be in the city
on a beautiful summer day than at the Loyola Park Beach.
You also have the Heartland Cafe little hotdog stand by greenleaf
and the lake.
