In all honesty I have no idea. One thing for though, people aren't moving here for the schools. But with gentrification that might change for the better.

That's for sure. But I will say that access to good schools outside the immediate neighborhood is there, our kid is going to Hamilton, which is all of a 10m drive away/straight shot down Belmont. Lane is super close, and the Blue line will go to Ignatius if we go that route.

I agree. The path of gentrification is following the blue line. What's next? Irving Park doesn't really have the infrastructure to support the dense housing that seems to be the initial draw...

Not true. The Eastern portion of Irving Park (East of Elston) is actually dense, just as dense as Avondale, however, it is not walking distance to the Blue Line. West of Elston it feels more suburban, although immediately northeast of the experessway and Irving Blue, it is actually pretty dense. A lot and a lot of apartment buildings north of Irving and west of Pulaski.

Yeah, blue line walking access is key for getting in on the 'next hot hood.'

I think there is potential for Irving Park as well but it won't be as much. I think Logan Square and Avondale will be the last two neighborhoods that have the potential to be like Wicker Park/Bucktown.

Irving Park is extremely family oriented, so I don't see it becomeing too trendy, but more so just a much nicer place to live, as it already is actually.
