Personally I would like to see revitalization programs or some type of urban renewal and not total gentrification in East Garfield Park.

I think Humboldt Park will have to be fully gentrified while also having some sort of contingency plan for the adjacent neighborhoods of North Lawndale and West Garfield Park for any serious gentrification to take place in East Garfield Park. It will be curious to see what will happen to the area in the next 5/10 years or will development remain stagnant.

I do think something is in the works for the westside overall, there are a few homes in the North Austin neighborhood that are on the market for over $300k and Hispanic families are buying them along with the many 2-flats that are for sell. As gentrification pushes west and Hispanic families move south of North Ave. a lot of lower income Black families will be forced to move; more than likely out of state. Its an interesting scenario.
