Where would you go (area) to find an investment property for a 40 year old college graduate - plumber and his dog wanting to move to "the city?" So many neighborhoods...so little understanding...

Depends largely on the amount you wish to spend, the type of property (single family, 2/3/4/6 flat), what qualities make a neighborhood appealing to you, etc.

I can tell you that in many parts of Chicago investment properties (2/3/4 flats) appreciated so much during the late 90's/early 00's that they no longer meet the traditional formula for being viable as investment properties (rents cover all expenses including mortgage, taxes, maintenance, etc). Extremely challenging to find a property today where the rent covers all expenses.

I would suggest finding a good realtor and taking it from there.

p.s. at the beginning of the forum there is a "read this first" section that does give a lot of good neighborhood specific info. However, since you seek a viable investment property a realtor with full MLS access including rents and expenses on each potential building seems essential.

Absolutely it should be Waukegan. Good bus service on Pace, Metra to downtown Chicago, a new Super Wal Mart, and in downtown Waukegan there is a Jack Benny statue!

I'll definitely be checking this thread and even posting a question on here soon. I currently live in Kentucky, am a recent college graduate, and interested...check that, very interested in Chicago.
