I think the OP is on the right track. Northside, Oakley, Pleasant Ridge, and Westwood offer this in one form or another. Frankly I'd cross off everything else. I don't spend much time in Northside, but Oakley has become remarkably kid friendly in the past five years. Pleasant Ridge is also full of families with young kids. With Oakley, if you can find even a small 2/1 type house in Oakley that is on a good, family-oriented street, it might be a trade-off worth making. In Northside and Pleasant Ridge, I'd say find something that you like and spend some time on the street to get a sense of it. In PR, you'd generally want Lester to be the western boundary of your area of inquiry.

I'm most familiar with PR -- there is a house on "Ridge" but really on Harvest Ave that seems like a pretty unbelievable buy at $90k. Certainly something must be 'wrong' with it, but how bad could it be? Harvest is a really nice street. I see houses in the low-to-mid 100s on Kimberly street sometimes. They aren't architectural gems, but they are functional houses on a quiet street. Actually anything in the 100s on Pandora, Woodmont, O'Meara, or Kimberly would easily be worth it. Those are all nice, quiet streets with lots of families.

If you're interested in touring the pleasant ridge elementary school, just call them up. They give tours all the time. It's a remarkable place.

Quick update:

Toured PRM elementary school, went to the open house. Checked out a few houses. Am still very interested in the neighborhood. There's a house on Troy we really like. Troy has a lot of rentals and it's on the opposite side of Montgomery as the streets previously mentioned. We checked it out at night and during the day, and it seems quiet. Does anyone have an opinion or impression of Troy Ave in Pleasant Ridge?
