Yeah right... Lived on 8th & Hobart. 18th St & MS-13 STILL are quite active, and there are plenty of crummy apartments and seedy blocks. Nothing to brag about.
Lol. Tiny part and I've never seen any gangs. . I've been in south philly. Nothing to brag about there.
Parts of Koreatown feel like you're in asia. They have their own hotels offices grocery stores indoor malls etc. It would easily b a destination in Philly sorry. Beats the crap out of your China town which is gritty too. I remember seeing a lot of trash and filthy streets there. South Philly too.

You don't want see stat comparison on crime between the two. Gangs lol. Someone must be causing violence in Philly.
The Wal-mart that is going into Chinatown is a grocery store version, not the big-box store. It will be in the ground floor of an existing mixed-use building. This one in fact: http://goo.gl/maps/ijFlb
Pwright, what's wrong with North Hollywood and Ventura Blvd? Neither are really huge destinations to me either, but certainly are not places I would outright avoid... Citywalk however is another story.
Maybe not avoid completely, then again yes I would completely avoid City Walk. Ventura Blvd I'v been on a few times but no reason or desire to go there. North Hollywod is ok.
While Philly has lots of crime and decay issues, Center City doesn't. Not perfect, but it doesn't have anything as sketchy as parts of downtown San Francisco.

That's fine but he's stretched this thing out past downtown borders.
