You just have to look at the stats and accept there’s no CORRECT answer. It’s interesting though.
I imagine we will see a new report from Colliers maybe in 2020 with some better updates. But for now you're probably right we have to collect the data we can and make a valid assessment.

The Boston numbers don't include the areas of Cambridge and Sommerville immediately adjacent to DT Boston that add another 25 to 30 Msqft.

Yeah, I figured it was mostly condos and residential--or hotels. Minimal newer office space compared to other cities its size.

According to Colliers Seattle has 64 million square ft in the urban core with 145 million in the MSA. And another 4 Million is expected to become available next year. That puts Seattle above Atlanta and below Boston, among the top 6.

Austin: 11,076,888

Austin is really surprising to me? Unless I’m misreading https://s3.amazonaws.com/colliersaus...ket+Report.pdf
Oh man, big gap between Charlotte and Nashville.

I'm surprised Austin is less than both of those cities. Hmm

All 3 booming.

Central Seattle is certainly jumping some other cities. My count is about 16,000,000 sf for greater Downtown in this decade alone.

Colliers shows about 70% the inventory for Seattle that CoStar shows. I believe CoStar is more accurate...presuming they're simply counting more buildings as they claim something like 6,000 locally if I recall. That could include smaller buildings, office uses in warehouses, owner-occupied buildings, government buildings, and other categories some brokerages typically don't count, though I'm only guessing.

None of this is apples-to-apples even within the same company, but it's all interesting.

CHICAGO - currently has 42 high-rises to supertalls under construction. Most are residential including the two supertalls. One just topped out over 100-stories with a hotel lower floored and high-end residential the rest. Literally the riverfront project will deliver 192 hotel rooms and 396 private condominiums priced between $1 million and $18 million. Vista Tower is on track to open in the spring of 2020

Another just began construction. Again, mostly high-end residential.at just under 1000 ft. a mix of 812 condos and apartments, a Whole Foods Market, a Life Time Athletic club, offices, an event space, and parking for 865 cars. One Chicago Square is scheduled for completion in 2022.

The Nema Chicago under construction topped out at 76-story, 800-unit tower is poised to become Chicago's tallest rental building when it opens later this spring.

New apartments continue to be the primary driving force behind the Windy City’s vertical growth as the downtown prepares to deliver a record 4,400 units in 2019. Office towers, hotels, condominiums, and educational buildings are also well represented.

1st Picture includes Vista - 2nd picture has- 3rd picture shows
Tower supertall on right -- virtually all new - Vista Super tall
Nema Chicago closer left - last couple years - shooting upward

I am kind of shocked that Austin is less than both Charlotte and Nashville too. But then again, when you think about it, a lot of the high and mid-rises are residential, hotel, and government So it makes sense. Austin is barely starting to build a lot more office space downtown now with all of the following currently under construction:

Block 185 at 589 ft. and 793,883 sq ft. of office
Block 71 at 542 ft. and 669,130 sq ft. of office
300 Colorado at 440 ft. and 340,000 sq ft. of office
405 Colorado at 356 ft. and 228,606 sq ft. of office
SXSW HQ at 179 ft. and 145,000 sq ft. of office

Two more giants are also proposed and likely to happen:

6x Guadalupe at 848 ft. and 587,780 sq ft. of office, (mixed office and residential)
The Republic at 708 ft. and 901,300 sq ft. of office
