I'd say Central Queens wins easily, Queens East of Jamaica, I'm not sure which would win.

Why are Mount Vernon and Yonkers lumped together? Why not include New Rochelle and White Plains as well?

Mount Vernon and Yonkers have a significant number of single family detached houses. I am not too familiar with eastern Queens, though.
