None of these San Francisco stats is that impressive due to the outrageous COL.

The group that looks like they have it the toughest are Hispanics in Boston. Median Household income of 46k in a metro where the average home goes for 550k. Couple that with little political power and it easy to see why it’s such a low opportunity area for Hispanics. And why Massachusetts was named the worst state for Hispanics.

When talking about the Bay Area there are a few things to keep in mind:

1) It’s the least black major metro area in the US and it’s black population is decreasing. It would probably stand to reason that blacks that still remain there have either been there for generations and feel too tied to the area to leave or have extremely high salaries to match the cost of living. The poor and middle class would more than likely be the ones leaving due to costs associated with living there.

2) The Bay Area is the most expensive region to live in the US. It does however have the highest salaries in the US to help compensate. But when cost of living is factored in, those numbers become a lot less impressive. The average household income for blacks in San Francisco is 59000. However, when cost of living is factored in, that’s about 30000 in a place like Dallas, Houston, or Atlanta and the overage income in those cities is well above that.

3) Looking at the Bay Areas gap between average white and average black income, it’s one of the highest gaps in the US if not the highest.

I’m not saying this to hate on the Bay Area. I have greater respect for it than LA because at least salaries are higher overall to attempt to compensate for the COL whereas that isn’t the case in LA. It’s the reason I fly to LA every week as opposed to move back there. But looking at average salaries alone without factoring in COL is quite hollow IMO.

Not sure if you can claim this as the promised land ahead of DC so easily. Look at the population numbers to the right as opposed to percentages. DC has 700,000 more Black households in its metro making a median income of 7k more than SF. That holds a LOT of weight. DC (larger metro) also has more total Whites by number making a household income comparable to the Whites in SF metro. SF leads with Asians, but not as sizeable a gap there is with Blacks in DC compared to SF. Hispanics aren't too far off in numbers and rank 1 and 2. I don't see that as a slam dunk to make it the "Promised Land".
