Lots of South Asians, Puerto Ricans, Dominicans, etc and other typically less wealthy communities from the boroughs move to Buffalo because it is more affordable. South Asians now account for 20-25% of all home purchases in Buffalo, up from near 0% ten years ago, for example. I see more "NY Deli" "Brooklyn Deli" and other such corner stores popping up around town, catering to newer arrivals. Not sure of the percentage of college students from downstate, but a couple of years ago it was stated that Queens County had the second highest number of students enrolled at UB just behind Erie County.
NYC isn't all high rises, brownstones, and row houses. A lot of residential areas in Buffalo and the boroughs are nearly identical, but at 1/2 to 1/3 the cost (or less).
