Sure, but what is generating the income? Are there 4,000 high income people using their beach houses as their tax address? They’re actually Manhattan finance industry tax avoiders? Kind of like the entertainment industry using Williamson County TN as their state income tax haven. Incline Village NV is like that. Bay Area jillionaires declaring their Tahoe house as their tax address.

Looking at Walton and Santa Clara the average household income is higher in the former. But when you look at payroll you get:

Santa Clara: 165,113,675
Walton: 899,061
Definitely not in similar leagues. Size matters. Take Cook County (Chicago) for instance. The total payroll is similar to Santa Clara, but Cook has twice as many people:

Dallas has Highland Village but that’s pretty much it for city limit billionaire neighborhoods. Most wealthy people in Dallas live in the suburbs
Preston Hollow is a neighborhood of estates. Mark Cuban and other billionaires live there in Dallas proper. The Park Cities are independent enclaves south and adjacent to Preston Hollow. Lakewood and the mansions overlooking White Rock Lake Park in East Dallas is pretty affluent too. Not as much as the Park Cities or Preston Hollow tho.

The Bay and Houston have a very impressive millionaire growth rate considering they already have so many.
What's interesting is Houston's rank given that its most well known industry for wealth creation is Energy which ranks as 5th biggest in wealth creation. Its second biggest industry is healthcare which is 7th on the list. Then you have Dallas/FW which is the most diversified MSA in the south and far higher representation in Financial. Tech and R/E jobs, the top 3 wealth-creating industries, than Houston.
