Idk when the last time you've been to SA was, but it's leaps and bounds better than it was 5-10 years ago.

OP, SA is definitely a good family city. Not sure what your budget is, but I'd look at places like Stone Oak, Helotes, Alamo Heights, Fair Oaks/Boerne, Shavano Park, Schertz/Cibolo and Alamo Ranch. No need to really worry about snakes either lol, the only ones I've ever come across here are harmless garden snakes.

Property taxes suck by me too in Michigan. I'm in nice part of state but I pay about 8 to 9k for 3200 Square feet house.

Thanks I accepted and we are taking our first trip to see the area in late March!
