More Asians and Hispanics are moving into DC than Atlanta. So I guess DC will dechocalify quicker.

I would expect more white and Asian folks fleeing high priced cities/states for Atlanta to drive up the prices, and change the racial makeup. I can't imagine why anyone not working for the federal government would want to move to D.C., with the cost of living second only to Hawaii.

I don't know where you got that data point from, but that is not true. They don't have median income broken down by race, but zip codes 20019, 20020, and 20032 in DC are about 90% Black so these median incomes are probably accurate.

The cost of living in DC for the eastern portion of the region where Black people live is very affordable. That's especially true based on income. This corridor in zip code 20019 along East Capitol Street SE is the #2 most affluent predominantly Black corridor of any city in America outside of Queens NYC.

East Capitol St. SE = 89% Black with a $117,763 Median Income

East Capitol St. SE = 94% Black with a $113,005 Median Income

East Capitol St. SE = 74% Black with a $104,792 Median Income

This area below is probably one of the highest-income areas on the corridor, but the median income is not listed. It has a 30% household share making over $200,000 with a 99% Black population.

But that's just it. The federal government is a huge employer. Too big actually... But it is... And pays very well too... I mean that's usually where cost of living is high... Where pay is high. Miami area being maybe an exception.
Covid kind of skewed things everywhere in terms of consumer goods and real estate inflation... But that's the general rule.

It attracts a different type of person (assuming one has the choice.)

People don’t spend less money on a “low cost” (lower wage?) city. They spend it differently.

Myself, I would have to go from a household of no cars to two cars if I moved from DC to Atlanta. I’d also probably opt for a larger single family home with a nice yard, maybe put some money into deck furniture, etc.

But I’ve yet to ever see someone move and lower their expenses. I’ve seen people move for a life style change. I’ve seen suburbanites actually move and lower their expenses and have relatively the same lifestyle.The urbanity in a place like Atlanta (concentrated mostly on midtown and downtown) isn’t really cheaper vs some of the lower cost urban areas in DC anyway plus there are just higher wages in general (minimum wage in GA is $7.25. It’s $17 in DC.)

People choose DC, and other areas, because they prefer an urban lifestyle. People are spending the same money on different things. Which is fine. Some people prefer beaches, mountains, rural, urban or suburban.

I find that hard to believe. The Hispanic and Asian populations have been growing at a healthy rate in Atlanta. The white population has exploded in the city. The black percentage of the population has been declining for decades now.
