Raleigh, NC is the first city to come to my mind. It's a matter of blocks. For urban purists this might not be great, but there's many who see this as an advantage. https://goo.gl/maps/tFGbEkzVSyo5a8sB7

If you had specified Midtown, I would agree. But Downtown is a big no.

Arlington and Bethesda near DC by zoning transition from 20 story apartment buildings to SFHs within a block or two. Although nearly most Sunbelt cities have similar zoning.

The OP asks for transitions from Downtown to Single Family Homes. I don't see SFH in any of those links.

Am I confusing things? I think of Single Family Homes as Single Family Detached housing. Like these:

Throw a dart at pretty much any post WWII boom sunbelt city not named LA and you'll find significant amounts of SFH within a mile of the city center.
