Most eastside, Euclid ave economic revival :

Developer plans to rehab Euclid Ave. site for lab space

Victory Building seen as Health-Tech Corridor asset
By JAY MILLER
4:30 am, October 31, 2011

A new owner, a change in strategy and some public money are enabling a vacant building that almost rubs shoulders with the Cleveland Clinic to be rehabilitated.

Garson Victory LLC, a partnership led by real estate broker Scott Garson, plans a $24 million transformation of the four-story, red brick Victory Building at 7012 Euclid Ave. into a mixed-use complex that could serve tenants in need of office, research and laboratory space. The investment would open 165,000 square feet for growing businesses in what's called the Health-Tech Corridor between downtown and Cleveland Clinic.

“One of our most successful strategies is to take businesses from the incubators and keep them in the city of Cleveland to grow here instead of moving to the suburbs, as many have in the past,” Tracey Nichols, Cleveland's director of economic development, told a City Council committee Oct. 24 in support of the city's financial assistance

Another breaking ground this week...only 300 more apartment units

50-million mixed-use neighborhood to bring 600 new residents to CSU campus

Cleveland – Cleveland State University and Polaris Real Estate Equities will break ground on the new Campus Village Nov. 9 at 10:30 a.m., marking the single largest residential development in Cleveland in more than three decades. The groundbreaking ceremony will be on the corner of East 23rd Street and Chester Avenue on the CSU campus.

Campus Village will be a modern lifestyle development comprised of nine buildings with restaurants, shops, green space for outdoor activities and 8,000 square feet of indoor amenities, including a movie theater, media rooms and a cyber cafe. There will be more than 300 market-rate apartments – all designed to attract young professionals, alumni and students interested in living downtown and near a campus community. New residents will be drawn to the development by the amenities of the University and its proximity to PlayhouseSquare, downtown and the new Campus International School.

This is HUGE for the area...a big influx of young professionals, grad students, and downtown workers. I love momentum that creates "feet on the streets," for both CSU campus and Downtown.

33-year old Ari Maron has been the biggest game-changer in the city of Cleveland in the past 3-5 years. To his resume, he has completely transformed parts of Cleveland, drawing suburbanites and out-of-towners back into the city, especially with incorporating residential and restoring historical properties. His resume includes:

- E. 4th Street creation (residential, restuarants, retail)
- Tudor Arms Hotel restoration (built circa 1930)
- Uptown in University Circle (residential, restuarants, retail) UNDER CONSTRUCTION
- Ohio City expansions and renovations (residential, restuarants, retail) UNDER CONSTRUCTION

Cleveland Magazine this month did an awesome article on him. Check it out:

Cleveland State is booming. I don't mean to sound redundant, but we always title areas "booming", but it's hard not to say it when each neighborhood continues to add a new project to their list on what seems a monthly or even weekly basis. CSU has focused on the Euclid Side with hundreds of millions in new projects... from the student center, new campus housing, restaurants, lofts, and greenspace. Now they are moving to Chester, and this project is huge, taking up a big area. The best part is, it's mixed use.
