Also looking to possibly retire at Ocean Ridge and are going to look at it this April. Haven't seen anything on this thread since summer of 2015. Anyone care to comment on how things are going currently in this community?
I just posted on the thread you referenced, so you may want to read that. Currently --- the golf courses are a total mess -- two have been closed for repairs, so we will see. MANY members pulled out a year or so ago and went to Thistle -- strange, the money that was lost to Saunders is close to what he sued the community for if rumors are correct. Growth continues at a fast pace with about 30 some builds a year, which mean the amenities which exist are crowded. The Board is on the hunt for property to build another clubhouse, knowing that the promised amenities, like another pool, tennis center, kayak pond, yada yada yada will never be built by Saunders as promised. The home owners will have to foot the bills for any new amenities. The ponds (all of which he owns) are a disgrace, filled with algae, lilly pads, dead fish -- he gave up caring a long, long time ago. Although marketed as a gated community, it still is not -- heck, it took 10 years and lots of home owner pressure on DOT, to get him to the table to even pave one of the main entrances. The ARC has become very sloppy, but the new construction still looks nice. IMO, the majority of the Board are still in Saunder's pocket, but maybe that will change at the next election. Yes, the recession hit Saunders hard, as it did every developer, but that is in the rear view mirror, and there were plenty or rumors about where he chose to put his money -- and it wasn't in fulfilling promises that were made to buyers. Alas, in the words of our State Senator Rabin, "If the developer isn't happy; I'm not happy" -- and that pretty much says it all in NC where the developers are king, and the homeowners can go pound sand, at least until it is covered with oil.
Panthers Run and Lions Paw are closed right now trying to fix-replace the greens. Lions Paw a mess with cart paths as well. 160 golfers walked away from their memberships over last 2 years as everyone knows Saunders could care less about golf and will be hesitant to pour money into courses. I guess closing these 2 courses got greens repairs are somewhat positive but reviews on various web sites are horrendous. Most of us play in various groups where the courses are in excellent shape ie. Crow Creek etc and don't bother with the expensive initiation fee to play on bad courses.
Does anyone know if the golf course land is zoned for "golf course only"? Where I am going with this question is could Saunders decide one day he no longer wants four golf courses and decides to put condos on the land. Also, any chance he sells the golf courses to another golf course management group?

Supposedly Saunders was offered 13 mill for the 4 Golf Courses and future course at Jaguars Lair by the owner of the Thistle 2 years ago but he turned it down. Your concerns are valid and nothing would surprise us with this guy Saunders. Every issue and concern that came up at the Town Hall meeting was responded with a caveat that stated they need developers approval. Future amenities that were advertised for last 12 years will never happen in our life time.....
Meeting was very disappointing but maybe my expectations were too high...….

There is no such thing as "golf course only" zoning. The golf course land is zoned R-75, the same as the land on which the houses sit. Unless there are deed restrictions or some type of development agreement with the HOA, the owner is free convert the golf course to residential development if he wishes, as long as he can meet the county's development ordinance for things like utilities, road access, etc.
For an example of this, Google "echo farms, wilmington".

It might not be a bad idea if Saunders sold the courses, he'd make some money and the community would have that much less to do with him.
An investor bought Sea Trail and from all accounts the courses are well maintained and well run.
The developer of St. James recently sold those clubs to Troon Prive who has been managing them for years.
Sea Trails was purchased by a Chinese Billionaire few years ago. Pretty sure he purchased about 12 or so courses down here. Whenever he comes to visit believe it or not they raise the Chinese flag along side the American flag.
Many problems here. Developer sued the community last year for 650k. It settled and the community had to pay 250k. Developer is not completing promised amenities. It owns front entrance and Old Gtown entrance and is not maintaining. There isn’t a watchman at the front entrance ever.
