Some builders in the area don't really want to talk to unless you are spending 500k or more. Southern Comfort will work with you on a 300k home or a million dollar home. They are very upfront and honest with costs and the price they give you is turn key. They are flexible with changes within reason and will point out best design practices for the area you intend to build.
