We're looking in the "desirable Villa Loma" area as the realtor put it. However, I want to know if this a decent area (80915). E.g., if it's mixed population, if it's safe, if it's not? Specifically, the neighborhood of Heathercrest Park.

We want safe place to live and not a neighborhood that will turn for the worse in five years.

Any input would be appreciated.

I wouldn't consider this neighbourhood amazing - I wouldn't necessarily say it's unsafe (we rented in that zip while house hunting) but 'desirable' is a massive stretch. I would consider a new realtor, personally! It's older. It's probably not going to get revitalized within the next five years, either. Search further north.

Although everywhere is 'mixed population' - ?

This in the Heathercrest Park (the Rock Island Trail access is just up the street) area which I'm told is nicer than the other 80915 areas. My father also drove up there and said the neighborhood was really nice. Any other input? It's hard to go with just one person.

Drive around that neighborhood at various times of day (night time, when people getting home from work, when kids are heading out for school) and see what you think. And talk to other people in the neighborhood if you see any out.

Villa Loma is 80917 not 80915. I used to live in Villa Loma so I know. It's on the east side of the Springs and bordered by Constitution on the south, S. carefree on the north, Rio Vista on the east and Oro Blanco on the west. Totally 80917 zip code.

As for the area it was built in the 1970's and is generally very nice and safe. Nice homes with manicured yards, trails with parks and adjacent to the Powers corridor where you will find a lot of restaurants and stores.

80915 is generally not a good area. If your realtor told you the Villa Loma area was in that zip code find another one. They're stupid.

I just saw where you are talking about on a map. That is not part of Villa Loma but part of Rustic Hills. Your realtor is totally stupid and has no clue as to what they are talking about. I've lived here for almost 30 years and am quite familiar with what neighborhoods are called.

That area of 80915 is generally okay but stick to that area. The further south you go the less nicer and safer it it.
