In order for that to happen the Springs would first run into Pueblo creating one large CSA. That will happen someday it's just a matter of when not if.

It'll take a long time to reach that. I believe Colorado Springs is on pace to reach 750,000 by the 2020 census. Maybe a little higher than that. As MSAs go that's not that big. At the current rate, it would another 2 censuses beyond 2020 to even reach 1 million.


There's nothing wrong with being a small city. Colorado Springs is a very nice small city. A very nice small city with some room for improvement, and hopefully they pursue some recent initiatives and projects that will lead to some improvements. But surpassing Denver in population...a long shot and arguably not an improvement.

Hopefully rail connects all the major front range hubs in the future as well.

A document some of you may want to review has been posted on the city's website. The infill and redevelopment activities are being reviewed and steered by a group within the city in support of the cities comprehensive plan. Their proposals can be found here:

I work with Mr. Sanders and if he chooses to do something, it gets done.

However, he's a businessman, and a very, very successful one at that. I don't believe 100 stories is in the cards, but a 30-story building or buildings are quite possible.

He plays for real.
