Hi,
Could you please help me get an idea of the property taxes in the Danbury area? I read that Bethel is a nice, more affordable town. How does it compare with the other towns in the area?

The property taxes are pretty reasonable compared to some of the other areas around NYC (such as Westchester and LI). Bethel's mill rate is pretty much the highest in the greater Danbury area (28.15), so except to spend about $6000 a year for a house for sale around $420,000. In Danbury, the mill rate is 22.2, so you would pay about $4000 a year for a house on the market for $420,000. Brookfield, to the east of Danbury, is 17.96, but the houses have a higher assessed value so you'd pay around $4600 a year.

You can't really compare the mill rate in one town to the mill rate in another. Everything is based upon the assessed value of a home and that varies from town to town. The best way to make a comparision is to look at similar homes in each town (be it price, type or size) and compare their taxes. Many real estate listing have the taxes on them. Jay

According to MLS, the average listing price in Bethel is $513,650 and the median price is however $439,000. I am using the number $420,000 because that gets you your typical 3 bedroom 2.5 bath built in the late '60s and early seventys, with 1900 square feet on a little less than than acre of land.

Default Candlewood Trailer Park

There is such a "stigma" attached to trailer parks..I was wondering..Does anyone know anything about the candlewood trailer park...I have to say, looking thru the real estate sites, some of the mobile homes are so cute, and near Candlewood lake..It just seems like a "cheap" little getaway with a piece of land thats maintained when youre not there (the park fee)..a little patio to BBQ..but then again, I don't know much about it except for the pics. Am I crazy for thinking this might be a nice little home away from home?
