Not in home prices, but as a percentage of value, even the highest taxed communities in those counties will have a rate of about half what you’d see in the average CT community. So, you’re still going to save quite a bit.

Here we go again. Lets compares taxes on similar priced homes in similar communities. Coral Gables is an affluent suburb of Miami. It is similar to Greenwich. Taxes on $1.2 million homes in both these communities are not that much different. In fact Greenwich was lower in the two homes I looked at. Jay

Yes, here we go again. As I stated, FL taxes are far less than the AVERAGE town in CT. You conveniently chose to compare using the community known to have the lowest taxes in the state to Coral Gables, which has the highest tax rate in Miami Dade. It is an extreme, unfair comparison and very misleading. Try again, this time using Glastonbury or Woodbridge.

My taxes are $4,050 a year and home owners insurance is $700 per year.



How much would I save in Florida ? and how much of that savings would be eaten up by higher home owners insurance ?

Going by the property I own down there, your property taxes would likely be 1500 and homeowners about 1400-1600 if you’re in zone A. If zone B, about 30% less. To compare apples to apples (eg nowhere near the shore), you should comepare to zone C. You’d be in the black by a few thousand annually. Add in no income tax, it gets even better.

Is it worth a relocation to save 5k a year? Probably not (for most, there are other factors like warm winters, better economy etc). But it’s very difficult to argue that FL’s tax burden is as high.

Fl is only 41 states lower in total tax burden of residents.

$4,000 minus $1,500 is $2,500, not $5,000.

So tell me, how are the schools where this property is? How are the services (libraries, roads, etc.)? Jay

The 5k was factoring income tax, as I mentioned.

As for services - excellent. Garbage pickup twice a week, good schools, massive high tech public library, beautiful and well kept roadways/medians. You should check it out sometime. You would be surprised.

Doesn't sound worth it to me, I would imagine the math is the same for other people in my situation.
I'm one of the people that would actually move for better weather. I'd even pay more in taxes, but Florida isn't my idea of better weather, southern California is.
