I think the pushback is just due to a lack of experience. We have far more people living in suburban communities than urban so the transition might be tougher for some folks. I'm a suburbanite myself and sometimes dread parallel parking but it's the cost of having urban communities. And after all if the prices are going up then there's more demand which sounds like a good sign for Hartford.

Some very positive news about the apartments on Pearl.



101 unit Spectra Pearl, was 60% pre-leased and, just completed, is already 35% occupied. Fully 72% of his tenants are not from Hartford, and 45% are new to Connecticut. They are young. Most are between 22 and 32 years old, with 12% empty nesters. The tower next door, Spectra Pearl with 157 units will be completed by December.


Obviously the city remains a very attractive place to live and this bodes well for the next round of development especially DoNo (if that can get out of the legal quagmire).

This very good news. Just shows the strength of Hartford’s rental market. I believe the poster we had here a couple weeks back was going to be one of these. He/she has not been back recently so I wonder what happened. Jay

There is an article on HartfordBusiness.com about the Yard Goats having the best attendance record for their league again. I won’t link the article because they now require a subscription but I thought I would research it independently. According to the league website the team is averaging just over 6,000 spectators per game which is top in the league. That is amazing since Dunkin Donuts Park’s capacity is 6,121 seats. That means they are regularly playing to capacity crowds. Wow! Jay

Interesting article on Hartford's recent change that eliminates parking requirements for new developments. It is hoped that this move will help spur development in the city and promote the use of mass transit. This certainly could be good for downtown and the Capitol area but I am not sure it makes sense for the entire city. What do you think? Jay

Ending the parking requirement is probably needed to get some developers moving. However, I hope they provide an incentive for builders to include parking. Cars are not the enemy on on-site parking is often a desire amenity.

Judge gives Hartford go ahead to proceed on DoNo development

Salvatore has said the development of the first phase could begin before the end of the year. A final development agreement must still be signed with the city. The plans for the first phase call for $46 million to build 200 mixed-income apartments, 11,000 square feet of retail and community space and a 250-space parking garage. The first phase would take 18 months to complete.

Wow, the state is about to sell the problem plagued 15 story office building at 25 Sigourney Street. I thought the state was going to have to demolish the water leaked and mold covered building but apparently there is a private developer willing to take this on. Of course the sale price is deeply discounted due to the amount of work the building needs but still it is great news, Jay

Pretty darn cheap at $1 millon dollars. Still, a million bucks is better than nothing and it's a lot better than what it would cost to demolish the thing. And it goes back on the tax rolls.
