There is an error in the title of this article. It is not a $200 million increase in the taxes. I believe it is $2 million increase on a $409 million budget. Still I would not trust anything in this since there is such a glaring error. I am not even sure the person claiming it involves a 1.99 mill increase is correct. Until a better written article appears I would not criticize or complain about anything. Jay

The picture says they are raising housing taxes due to car taxes being capped. From what I gather they referenced a $200K house with $5K in Taxes owed, but with increase in tax rate be just over $6K for 2017.

I don't follow waterbury at all because it's a disgusting and useless place. Not even sure why I clicked on this thread, but to correct the math here, a 200k house in waterbury with a mill rate of 55.5 and 75% appraised value would be $8,300 year, not 5k....@ the 60.22 mill rate, tax on a cheap 200k home would be over 9 large. woah. roll in the tumble weeds if true. I mean, $750/mnth in taxes? That's almost the cost of 1br rent (in much nicer towns).

Family member has had there house on the market think a little over a year. Trying to escape the taxes it's brutal it really goes no where. Waterbury is my home grew up here love to see it change, but 28 year's I habe noticed more the fall of Waterbury or slow change. It's just becoming dirty with unclean streets, potholes you can swim in, and increase drug use.

Businesses come and go.

Waterbury is mainly known to be commuter college central. Additionally, Waterbury is known for pizza, breweries/brew pubs, delis, and chocolate factories.

It'll take a lot of money, dedication, and time to change Waterbury.

Your hypothetical is almost useless, since the median home price in Waterbury is about $95k last I checked. In the $200s you are approaching top dog, in a large newer home in the area near Middlebury.

The dirt cheap property values are the major reason taxes are high.

It's true there are a few at $150 and maybe 1 or 2 at $175, but average is about $100K.

Why Waterbury has cheapest housing in the state it cheaper than Hartford and Bridgeport

The math doesn't work out on the $200K house either considering home values in neighboring towns like Watertown, Wolcott and Prospect. I think Watertown's mill rate is under 25. It is a wonder anyone buys in Waterbury at all in the $150K+ range.
