The houses in Socal and Texas generally do not have basements.

Almost every house in Connecticut has a basement. I think it may be part of the building codes, it's so universal.

It's not part of the building codes. I had a home on a slab here. But, the vast majority of homes do have basements.

Correct - you will find homes here and there with no basements just depending on who the builder was and when the houses were built. There are a few post WW 2 neighborhoods where I live that were constructed quickly and they are on slabs.

It seems as though quite a few, not necessarily the majority, are basements made of four concrete walls as opposed to the "daylight" basements or walkouts that are more prevalent in the south. We couldn't find a home with a basement consisting of four concrete walls here in the south.

You should know too that homes without basements here in Connecticut are harder to sell. People like to have the extra room that a basement offers and as noted many homes have basements that are partially finished. Jay

When house hunting in Fairfield CT 2 years ago I found that most of the homes w/o basements were because they were in the Beach area and would of had water issues if they had a basement. More houses seem to have water problems by the beach area or along areas with a lot of wet lands or rivers - I guess that's what you would expect. Many homes we looked at had "wet basements" that were damp or had mildew. Lot's of rivers and wet lands in CT. The home we bought is on a hill and the basement is great - not finished but has no water problems - could be finished and the previous owners kept a dehumidifyer in it as we also do. Very important!!

another reason is that in the northeast generally a builder needs to go below the frost line because of the freezing of the ground in the winter... yes most have basements.

Default Basements in the south

I have lived in TN for 1 1/2 years now moving here from RI. Because of the ledge (rock) that is EVERYWHERE, probably only 1% of the homes have basements, It's just to time consuming and costly for builders to do it. Most of the homes have crawl spaces that go down a few feet.
