We just closed on a house in Southington and are looking to get our hardwood floors refinished (and stained). The estimates I have received range from $1.0 - 4.0 /sq ft.

Being a first time home owner and having recently moved to the area I don't have much info about reliable contractors who can do the job. Just want to be sure that I get quality work without getting ripped off.

Any advice on costs and/or suggestions for good refinishing individuals/ companies would be appreciated.

That is a pretty broad range of prices. I believe somewhere in the middle (around $3) is the going rate. You should compare what they are giving you for the price. Full sanding, multiple layers of poly and whether they are using a sander that minimizes dust kickup are things I would consider. Get references and contact them. Also trust your instincts when you talk to them. Would you trust the contractor? Who will actually be doing the work? If they give it to worker, how reliable are they? Jay

Thanks Jay. Those are useful pointers. I guess I was just a bit surprised that the cost of refinishing existing HW flooring is approaching the cost of installing new HW floors.....

Do you have any local recommendations ?

Hardwood floors will easily cost you more than double that amount (around $8.00 and up per square foot). I don't have any recommendations in the Southington area. Sorry, Jay

we are recent first time homebuyers in norwalk where you would expect higher prices. our floors are being done in about 2 weeks. almost 1100 sqft- hardwood floors- are going to cost us $1500 with sand, stain and three coats of poly or whatever they use. I was expecting huge huge amounts of $$$ but it really is inexpensive to do. The most exp turns out to be the professional painting of interior.

I found my guy on service magic after meeting with 2 people recommended to me. I was not too crazy about the 2 so I went to servicemagic.com and we chose this particular guy. try the site- its legitimate. each quoted more or less the same price.

How bad are they? Do they need to be sanded once, twice or three times? How many coats of Poly?

I paid $1.50/sq ft for mine. 2x sanding. 3 coats of Gloss poly. You can see how black they were!! Then after 2 coats of poly in second pic.

I shouold add, I think a lot will depend on the area being refinished. If it is a whole house like syrena's, the cost per square foot goes down. If it is just one room with a lot of cutting, I would expect it to be more per square foot. Stratford is right, JViello where are you today??? Jay

Original post said they're closing on a "house" and need to get their hardwood "floors" finished. So they should get a price lower than $2 a sq ft.

Otherwise rent a machine and do it yourself. It's easy!

Just realized they said "re-finsihed"..maybe they dont need sanding? Then if it's just to stain it should be less than $1 sq ft.
