I am searching for homes in the areas within 50 miles of Knoxville and have noticed an unusually large selection in Crossville.
Can anyone tell me why this might be?

I have done some research on crime in the area and it would appear to be extremely high in comparison to other places.
I'm not sure if this is true or not, but something seems odd.

Thumbs up Crossville is O.K.

I live about 30 minutes south of Crossville...and for the most part I travel there for shopping etc.

I don't personally think there is anything major going on in Crossville that would force people to move. It is growing so there should be jobs,etc.

As for the crime rate...Crossville is along a major interstate (I-40) and the crime statistics will reflect back on crossville for drugs, etc. that are actually intercepted along the interstate.

Since Tennessee allows police depts to seize drug money and property, the local departments use this to their advantage. Unfortunately, the arrests are recorded as being from Crossville and make the stats inaccurate.

As for the number of listings, I think they are due to the construction in housing that has been going on there for some time now.

People seem to be moving into bigger and better houses and selling. At least this is my feeling.

I am flying down thu. to weed out a long list of potential homes to buy and now I can put some of the selections I had picked out in Crossville back on the list.
Moving from NW NJ, cashing out on my 20yo home and coming down to the even more beautiful eastern TN. I have about 30 days to find a place,

Default Perhaps you should look a little north

at Fairfield Glade. You will see it posted as FFG sometimes. Originally a resort, it has turned into more of a retirement area. About 10 minutes north of Crossville. It is a very nice area.

Search this forum for Fairfield Glade or FFG.

We were there in June and noticed two (yes TWO) parole offices in Crossville. We were told it's because of the number one cash crop in Tennessee: Marijuana. You can take that any way you want to. I also understand there are a lot of meth labs out in the hinterlands. Of course there are meth labs out in the hinterlands in every state, so I don’t think it makes much difference. We found the people in Crossville to be friendly and helpful. Found some good restaurants, but don't expect them to be as clean as those up north. They won’t be. If you expect a good library forget it. There was a good used book store with an excellent selection and prices. We heard there is a drive on to build a bigger library. If you like to buy hard liquor at the local store, forget it. 30 miles to do that. 10% discount, though.

FFG has it’s own Fire and Police. They have given Cumberland Medical land to build a facility. They’re adding heliopads for emergency airlifts. We were told by a number of people that you won’t want for things to do even in retirement. There are so many clubs and activities you can’t not find something. Including Texas Holdem if you’re so inclined. The wife of a couple we know that lives there is one of two women that run the travel club. Nashville, Las Vegas, Casinos in Miss, in a coupe of years Ireland, etc.

We liked the area. A tad rural for us right now, but with the influx of people from the rest of the country (Florida for sure) things will likely change fairly fast. 11 lakes and 6 golf courses. All lakes are wake less. Land and housing is reasonable, but seems to be on the increase because of above mentioned influx.

I have a home in FFG. Crime in Crossville is very low. Please remember that reported crime in big cities like here in Ft. Lauderdale is far different from what is reported as a crime in little towns. Crime stats are very decieving. We stay in the area for a month each year, Crossville is one of the safest, nicest towns I have ever loved.

Cumberland Medical built their facility awhile back, it also has a helipad if I am not mistaken. Like Lake Tansi FFG has a security force, the cars say Police, they are security and work with the Cumberland County Sheriff.

We stay in Tansi one week out of the year, we love the entire area, and it is the friendliest place you could imagine.

I agree very much. Crossville is crime free for the most part. At least that is what I see. Also the most friendly people you will meet. Though this coming from someone who has been in S FL my whole life. And by far, I don't see it being to rural.

for the higher number of listings might be FFG. I notice when I search for housing or addresses for FFG they are often listed under Crossville. That would certainly up the numbers since FFG is growing quickly.

As for being too rural, I think that is in the eye of the beholder. It is a good-size city and has plenty of amenities, but if you're from a metropolitan area you will miss some things you have now.

BTW, we did purchase a lot in FFG. Whether we retire there or not is still questionable, but we are very pleased with where we bought and what we paid. I think that if we do retire there we will be delighted with our choice.

Question Why Is Crossvilecrime Rate Higher + More Houses For Sale ?

........Oddly Enough; I too; observed that Crossville DOES have more Houses for sale ( than many TN areas ) & DOES have a higher crime rate ( per internet ) ???.....I am not certain as to why the above exists ? BUT Crossville is listed as " One of the 50 Best Small Southern Towns " to live/retire to---Crime rate stats can be " skewed " whereby a town with population of 10,000 & 14 Felony Assaults will have a higher crime rate than a town with a population of 75,000 & 75 Felony Assaults----I still don't know why more houses are for sale in Crossville ?? And I would like to hear from realtors or Crossville residents as to why there appears to be more houses for sale ?? Also houses appear to sell for " less " than in many other areas ?

I don't know a whole lot about living in Crossville, but I can toss out a couple of theories that others may be able to expand on.
I'm not sure why houses would sell for less there than surrounding areas, but it is touted as the #1 place in TN to retire because it is supposed to be one of the most affordable places to live. So maybe either they are somehow able to keep the prices down or the retirees going there are only able to pay so much for housing keeping prices low. Houses are really only worth what others are willing to pay for them so if a lot of people there can't pay higher prices, they won't sell for higher prices.
With that said, my theory on why there are so many houses for sale is about growth. I would venture to guess that there are a lot of houses being built in the area because much of the areas surrounding it are really growing. In turn, they are growing as well. What really sky rockets these house prices are supply and demand (not people paying cash- there are people who have always live in TN that pay cash too). So maybe to keep up with the growth of the areas around it they are going ahead with building more houses in anticipating the growth spreading to them. It is situated between Knoxville and Nashville (being only about an hour from Knoxville and two hours to Nashville) and both of those cities are kind of expanding outward. So maybe Crossville anticipates the growth to hit them and they are preparing for it. But until they have the demand for housing that places like Knoxville has the houses are selling cheaper because there is more to choose from.
Those are just my theories on the area. I've really only passed through and had one friend live there awhile.
