I was ready to move forward on a Grand home but yesterday found out lots of negative information primarily through this website...Wondering if anyone who bought a Grand home (anywhere in dfw) is happy with their experience with them....Unsure if negativity is representative of a majority of the buyers since happy people don't always go out of their way to post on blogs usually

I wouldn't do it..Harder to resell and not as well built as alot of other choices.

I was in Kellar recently (newton ranch, which is an awful neighboorhood) and went in a KHov home and a Grand, both were right next to one another. There were considerable differences in the construction, differences you could actually feel. For example, KHov uses a vinyl window as a standard, Grand Aluminum. KHov uses Radiat Barrier as a standard, Grand is an upgrade. You could really feel the difference when you were upstairs in each home. Grand being stuffier.

After what all the people here, other places, and JD Power says about them I wouldn't advise against investing in your largest asset with Grand.

I recently visited my brother and sister in law who recently bought a house in the Murphy area. Their neighborhood consisted of 3 builders, one of them being Grand and out of the 3, they said Grand was at the bottom of the three. They said the quality/craftmanship and overall look and feel of the house was just cheap. So, all those negative comments could have some truth to it.

Most GH have open floor plans, so they look nice but lack in quality. Are you running out of options in this market? Think from selling perspective.

well we plan on living in this house for the long haul so i'm not too concerned about re-sell..we would like our kids to go to the coppell isd but the new homes are over 600K for the same size as the grand home for under 500K and same isd....no other new builder in vr with coppell isd except grand...any suggestions adixyz?

You say you are in it for the long haul? Plan to set aside a portion of those savings for repairs in the next few years. Grand are notoriously poor quality homes.

My suggestion, not that you asked, and I say this with all due respect. You get what you pay for in life. There is a reason their home is $500k and the others are $600K.

Quite honestly, I would take them to task on that fact right there. How does Grand offer a cheaper home in a perfectly level playing field with the others. I know the answer to this, but would like to hear their bill of goods sales response.

Do yourself a favor, don't put yourself through the headache of dealing with a poor builder. That alone is worth $100k. The Texas real estate market is not all rose covered bicycle paths, it's more complex than you think, so make the best decision possible on your purchase. You're on the right track in Coppell, great location, now just lock down the right house. Not easy, but try not to succumb to the allure of poorly constructed new home.

And if you do be sure to have a good inspector come in and look at the home before you close.

To bad you don't have an RE agent helping you, they could run the sale history of these homes. That might help answer some of your concerns.

If you are trying to compare GH with the "Chateaus of Coppell" by Toll brothers, I'll peg the GH price to be 425K Vs 600K on the "Chateus" for the quality and overall real estate factors.

Here is what I think GH did in VR - For each new phase they artificially increased the price by 10% over the previous phase. They kept control of the the HOA until 12 months after the completion of phase. The 500K homes you are mentioning is probably the last phase. I am guessing these might also be sold out to buyers who want to live close to their community or friends/ relatives.

What most of these buyers for new homes in VR (specially GH) do not foresee is the 5 -10 new homes available for buying. After the last phase is over, if these buyers want to sell their house in future, it will be among hundreds of homes available in the existing home market inventory.

I'll prefer to choose Southlake or Flower Mound instead of choosing a 500K GH house in VR if schools are that important to you.
