I'm taking my talents to South Beach...

Just spent the day at Snider plaza which is about 3 blocks from a home we're looking at in UP. Lots of children out, very friendly area. Even had ice-cream with the kid and the clerk gave her a free balloon. Saw lots of older children running around w/o parents safely.

The home is not significantly larger than the home we found in HP near Sewanee and Cornell. But it has a better layout. Has a circular drive. Has 5 vs 4 bdrms and has 3rd floor dedicated spaces as a formal office, gym and media room. Geographically it's not as close to Uptown but close enough to everything else.

The Cornell home needs a big renovation job to pullout/reface a rough brick fireplace with drywall and building shelves. It's a better location, but still fairly close to Airline and there is still a billboard present (not visible from the home).

We found you reach diminishing returns quickly in the 1.2-1.5 range so unless something popped up in HP just haven't loved the selection.

So it's UP and UP Elementary unless the wife pushes for Hockaday in 2 years.

I think you'll be very happy with the UP home in the long run. Being walking distance to Snider Plaza, UP Elem, and the UP pool is a huge bonus!

Proximity to Uptown will be less and less important as your life evolves and revolves around your kids & their activities.
